Junk Removal

I will separate the Junk Removal category into two sections. The first section will detail pricing for appliances, furniture, and bulk items. The second section will detail pricing for yard waste and miscellaneous items.

 

As it pertains to junk removal of appliances, furniture, and bulk items, our prices generally range on a "per piece basis" with caveats due to extenuating circumstances and distance/location. So for appliances, furniture, and bulk items, our prices range from $50-250. Here's why:​​

​

  • Not all furniture is created equal in reference to size, weight, length, etc. Is it a basic two-seater? A two-seat recliner? A five-piece sectional? A genuine leather three-seater with the electronic reclining components? What about a sleeper sofa (which in our experience, always "seem" to weigh about 500 pounds)? This type of information is vital and will be factored into the final price point.

  • What about extenuating circumstances that are presented during the pickup/removal process? Similar to the previous bullet point, not all items are easily accessible and require more planning and tools to complete the job. Generally, most items for collection will be outside or 1st floor accessible but that's not always the case. What happens when the items in question have to be picked up from an apartment/high rise complex on the 3rd floor with no elevator access? Or what happens when the item(s) won't fit through any of the exits in its stock configuration? All of these "extenuating circumstances" occur on a regular basis. Though we prepare beforehand to handle these occurrences, the extra time and energy utilized does affect the final price point. Many times it's the difference between a five minute job that turns into a two hour event.

  • The last point that needs to be considered is location. If we are picking up items within 30 miles or so of our headquarters, we will generally call it even and simply charge for the removal of the item. If it is beyond, we simply tack on $25-200 to cover fuel expenses and drive time.

  • *There are a few exceptions to these amounts. If we are tasked with picking up dirt/sand, gravel/rocks, or concrete, the prices will increase due to the increased weight and its corresponding disposal fees. We also recycle appliances and donate items (appliances/clothing/furniture) but cannot pickup for free. However, we don't charge nearly as much since we will not have to pay disposal fees.

​Now we will dive into the second category of junk removal describing the pickup/collection of yard waste and miscellaneous items. Pricing for these types of situations will work off of our trailer load pricing (which is also explained in the "Services" tab on the website).

  • $300 per trailer load for residences or commercial properties within 30 miles of our headquarters in Ruskin.

  • $400 per trailer load for residences or commercial properties 31-50 miles away from our headquarters in Ruskin.

  • $500 per trailer load for residences or commercial properties 50+ miles away from our headquarters in Ruskin.

As explained in the "Services" tab, we charge this way to keep prices down and to simplify the process for you. Within the trailer load amounts, we include fuel, mileage, labor and disposal fees. Due to the fact that it's difficult to quantify weight or the amount of space that will be utilized in our dump trailers for general waste, we've found that it's easier to charge by the trailer load.  We operate this way instead of charging an hourly rate, which puts the onus back on us to complete the job in a timely manner. Let me explain:

  • Let's say we charge $400 per trailer load and estimate that it's going to take five loads to remove all of the items at your residence or commercial property. Remember, we are not getting paid hourly, so there is no benefit in "milking the clock" as we're sure some businesses do. However, if we hire a few men/women for the day, we will pay them hourly out of the agreed upon $400 per trailer load rate. We only get paid to fill up the trailers, not by standing around. So in essence, we will be on the clock to get the job completed quickly and efficiently if we want to be compensated. 

  • Another selling point for our customers is that if we complete the job in less than the agreed upon trailer load estimate, we will reduce the price. At the same token, if we go over the trailer load estimate, we WILL NOT CHARGE more than the agreed upon amount. So if we provide a price point of $2000, we will reduce it if we finish in less than five trailer loads, but will not charge you more if we are over due to our miscalculation. The only caveat to this scenario is if upon arrival, there are multiple additions that will require the utilization of another trailer.

Estate & Hoarder Cleanouts

​Our pricing for Estate and Hoarder Cleanouts are consistent with the rates depicted above. Due to the sheer amount of items and the all encompassing nature of these types of projects, we charge per trailer load. 

​

  • $300 per trailer load for residences or commercial properties within 30 miles of our headquarters in Ruskin.

  • $400 per trailer load for residences or commercial properties 31-50 miles away from our headquarters in Ruskin.

  • $500 per trailer load for residences or commercial properties 50+ miles away from our headquarters in Ruskin.

Crime Scene & Trauma Cleanup

Unlike our other services that can be completed quickly and without much fanfare, we charge an hourly rate of $75 an hour per person. Like our other services, we generally ensure that at least a two-man team will be present. Since we have to follow the steps that are outlined in our Bio-Medical Waste Plan that was approved by the Hillsborough County Health Department, we have to ensure that we are methodical during the cleanup process. Our permit can be suspended/revoked if any issues arise due to our inability to follow the plan carefully.

 

  • Additional fees will be charged if there is enough bio-medical waste to be placed in bio-bags/boxes for transport to storage and or treatment facilities. This is due to the fact that storage and treatment facilities charge as well for the disposal of biomedical waste. 

  • However, if the project turns into an estate/hoarder cleanout or general junk removal scenario, we will utilize the same prices listed above.

Construction Cleanups

Pricing for this service utilizes the same scale as our junk removal services for anything less than a trailer load and per trailer load rates for full trailer loads. We routinely pickup singular items as well as piles of items such as:

 

  • Wood

  • Roofing materials

  • Drywall

  • Sheetrock

  • Cabinets

  • Carpeting - If items have to be rearranged and the carpet has to pulled up, we charge within industry standards (price per square foot) and WILL NOT CHARGE an hourly rate or additional fee/rate for disposal. *Area rugs fall under general junk removal and will not be charged utilizing this rate. 

  • Flooring - If items have to be rearranged and we have to pull up the flooring with the aid of tools, we will charge within industry standards (price per square foot). If the flooring simply has to be picked up, we will charge per trailer load

Due to the fact that some "construction piles" can become very heavy, very quickly, prices are subject to change if we are picking up certain items like:

​

  • Dirt/sand

  • Mulch

  • Gravel/rocks

  • Concrete

 

To put things into perspective, a trailer load of dirt in our dump trailers would eclipse over 16,000 pounds. At this point our dump trailers would be well over capacity and it would be illegal to move anyways due to a legal requirement to possess a CDL (Commercial Driver's License). The combination of trucks, trailers, and dirt would push us well past 26,001 pounds (anything beyond this weight requires a CDL by law). So we can pick up these types of debris/items in smaller piles and have in the past, but there will be an increased cost due to the higher price for disposal fees and the potential need for heavy equipment to assist (skid steers, etc).

I would like to add that even if we are presented with a project that may be too big for us to handle, I would still advise prospective customers to reach out to us because we routinely sub-contract and work alongside larger companies who have the expertise and equipment to handle large-scale projects. 

​

We also complete soft, interior demolitions due to flooding caused by natural disasters, such as hurricanes or tornadoes. We charge within industry standards (price per square foot). Where we beat our bigger competitors is by offering an inclusive package of multiple services for one price. We will:

​

  • Complete two to four foot cuts of the drywall and sheet-rock in affected areas.

  • We WILL NOT leave drywall and sheetrock in the middle of your floor or yard. We will completely remove all drywall and sheetrock and dispose of it at appropriate disposal locations. 

  • ​If any flooring has to be removed to the sub-flooring, we will remove and dispose of it as well. 

  • We will properly remediate the exposed studs to completely kill mold/mildew or thwart the growth of it before it starts with a mold/mildew chemical treatment process.

Furniture Delivery

Our pricing for furniture delivery is equivalent to our general junk removal rates with the additional fee for fuel. However, we do charge an installation fee of $75 an hour per person if we have to install after delivery. Our 6 x 10 enclosed trailer comes complete with a great amount of moving blankets to eliminate the chance of your items getting dirty, scratched, or scuffed. We also have mounting points with the EZ track system to ensure that your furniture will not move during transport. This service also includes the delivery of new appliances.

Moving Services

Last but certainly not least, is the pricing for our moving services. Due to the amount of planning that is involved with all of the moving parts, we try to make the pricing and process as simple as possible. 

 

  • $75 an hour per person - This rate is only in effect when we are LOADING AND UNLOADING.

  • $40 Truck Rental Fee - Every company (U-Haul, Enterprise, Budget, Penske, etc) is going to include this fee in the total cost.  

  • $3 per mile - Every company is also going to charge you per mile. To simplify this process for you, we charge this amount to cover the actual per mile fees, insurance and fuel costs.

  • In the event that we are providing moving services out of state, we are open to negotiations for per diem fees/hotel stays.

Miscellaneous Pricing & Info

  • We are in fact.....a cleaning company! We generally charge 0.15 cents per square foot and have been known to clean up after the completion of estate/hoarder cleanouts. If we are selected for general cleanings, we do charge an additional $25 per appliance due the amount of love they generally need during cleanups (refrigerators and ovens come to mind). 

  • We have an active working relationship as a vendor for Coolsys Refrigeration and HVAC Services in over 25+ Dollar General locations in Florida. 

  • We are proud vendors for The Gardens of Parrish, a 55+ community in Manatee County, Florida as well as PMI Metrobay.
